Before heavy design or estimating work begins, we develop a preliminary scope and budget range to confirm we’re aligned. For larger or complex projects, this may be structured as a paid pre-construction engagement that provides a clear go or no-go decision point.
Design happens within your budget, not after it. We coordinate design-build work or align with your existing designers, assist with selections, review constructability, and develop detailed scope within the agreed budget framework. This is where the project is built on paper before it’s built on site.
With design and scope finalized, we complete a detailed estimate with confirmed sub-trade pricing, final material quantities, locked schedule sequencing, and lead times accounted for. Once signed off, this becomes the baseline we manage the project against.
Before breaking ground, we ensure everything is lined up. Sub-trades are confirmed and scheduled, purchase orders are issued in advance, material lead times are accounted for, and a realistic, buildable schedule is in place. The goal is simple: the right people, with the right materials, at the right time.
Once execution begins, our team focuses on delivery while keeping you fully informed. Daily logs are available through the client portal, and weekly email updates cover progress completed, upcoming work, schedule status, and selections or decisions required. We ensure you’re engaged throughout the process, not left guessing.
Change orders happen, but they’re handled promptly and transparently. Scope, cost, and schedule impacts are documented, and approval is required before work proceeds. There are no buried costs or surprise invoices. Construction isn’t perfect, but there should never be confusion about why changes occurred.
At completion, we transition cleanly into close-out with a final walkthrough, deficiency resolution, and project documentation. Warranties are clearly defined and supported. We finish strong and stand behind the work.
For clients who want ongoing support, we offer optional home maintenance and service packages designed to keep properties running smoothly long after project completion. These programs include scheduled preventative maintenance, priority access to service work, and ongoing support for wear-and-tear items. They’re available both for homes we’ve built and homes we haven’t, provided we complete an initial assessment. Support doesn’t have to end at handover.
